Briefing the residents on the conditions of Skim CERIA
After waiting for more than 20 years, the residents of PJS 7 low cost flats are rejoicing over the decision of the Selangor State Government to repaint their flats. The grant is given under the "Caring Government For Residence Improvement Aid or Skim CERIA".
Repainting works will be done for all 10 blocks of flats costing RM331,200. Selangor State Government will fund 80% of RM331,200 while the balance 20% is to be paid by the residents.
This is another example of state funds being returned to the people instead of being siphoned off by corrupt politicians. Good governance will only benefit the people. The residents of PJS 7 low cost flats cannot be happier!

BANDAR SUNWAY - Pangsapuri kos rendah PJS 7/15, di sini yang dahulunya kusam bakal berubah ceria apabila kediaman menempatkan kira-kira 2,500 penduduk itu akan dicat semula.
Melalui peruntukan di bawah Program Tawaran Penerimaan Bantuan Skim Ceria, Kerajaan Negeri akan membiayai 80 peratus daripada keseluruhan kos mengecat bangunan berusia lebih 20 tahun itu.
Ahli Dewan Undangan Negeri (Adun) Subang Jaya, Hannah Yeoh Tseow Suan berkata, anggaran perbelanjaan bagi melaksanakan usaha itu dikatakan hampir RM331,200.
Menurutnya, dalam skim itu penduduk perlu membayar baki 20 peratus kepada kontraktor menerusi bil penyenggaraan yang diuruskan Badan Pengurusan Bersama (JMB).
“Pada tahun 2008 selepas saya mula menjadi wakil rakyat, penduduk menyatakan hasrat mahu kediaman mereka dicat dan dibaik pulih kerana kelihatan usang, ketika itu permintaan tidak dapat ditunaikan kerana kos terlalu tinggi.
“Bagaimanapun, melalui skim baru diperkenalkan Kerajaan Negeri ini, 10 blok di pangsapuri yang sudah mula wujud sejak 1990 akan kelihatan ceria semula,” katanya.
Hannah Yeoh berkata, penduduk yang mendiami 420 unit di pangsapuri berkenaan perlu menandatangani surat Aku Janji yang mengandungi beberapa syarat.
Katanya, 10 peratus daripada wang deposit perlu dibayar sebelum kerja dimulakan manakala 10 peratus lagi perlu dibayar kepada Kerajaan Negeri selepas semuanya siap.
“Jika JMB gagal membayar baki 20 peratus itu, Kerajaan Negeri akan menyenaraikan hitam mereka daripada mendapat apa-apa bantuan baik pulih bangunan pada masa akan datang,” katanya.
Difahamkan, pemaju yang juga merupakan anggota JMB pangsapuri berkenaan bersedia mendahulukan deposit 20 peratus, sebelum caj dikenakan kepada penduduk melalui bil penyelenggaraan.
Keadaan itu menjadikan setiap rumah perlu membayar sebanyak RM100.
Namua ada berita gembira kepada 50 pemilik yang tidak mempunyai tunggakan dalam bil penyelenggaraan kerana pemaju akan membayar untuk mereka.
Kerja-kerja mengecat semula bangunan itu bermula 8 Februari lalu dan akan mengambil masa dua bulan untuk siap, warna bangunan ditentukan JMB.
Sementara itu, penduduk yang ditemui, M Govindasamy, 63, menyokong usaha yang dilakukan Kerajaan Negeri itu.
“Sudah lebih 20 tahun saya diami rumah ini, memang bagus sangat kalau ia dicat supaya nampak lebih cantik, cuma saya minta keprihatinan Kerajaan Negeri membantu dalam soal penyelenggaraan pokok dan masalah tempat parkir yang tidak berkesudahan,” katanya.

SUBANG: After an almost four-year wait, appeals by residents to repaint their low-cost flats at Jalan PJS 7/15 have finally been heard.
A total of 10 blocks comprising 420 units will be repainted according to a colour code previously decided by the flats’ Joint Management Body (JMB).
Subang Jaya assemblyman Hannah Yeoh held a press conference at the flats’ public hall, with Sunway Group’s appointed contractors to briefresidents on its execution. “The job commenced on Feb 8 and will be completed around May,” Yeoh said.
“Eighty per cent of its RM331,200 cost will be taken care by the state government under their ‘Tawaran Penerimaan Bantuan Skim Ceria’, while residents need to only pay the remaining twenty per cent which amounts to RM100 each.”
She added residents had signed an agreement and paid a five per cent deposit.
“Another five per cent will be paid by the residents when half the job is done, while the remaining ten per cent will be paid back to Sunway Group for service and maintenance costs.”
She said failure to comply would result in the area being blacklisted by the Sunway Group from getting future assistance or grants.
“To date, 50 of the 420 units have already been paid for,” said the Sunway Group’s senior manager David Looi.
Housewife Wong Bee Choo (pic), 52, who has been living here for the past 22 years, said: “We are touched Yeoh has worked hard to rally for our cause and that it is now underway.”
Gurcharan Singh, 45, a Tokio Marine senior executive and JMB member, has also been living here as long as Wong.
“Upon the project’s completion, further issues such as roof and general maintenance will be sorted out with the JMB,” he said.
