Reports say that the size of the land is only about 4,000 sq ft. That is too tiny to accommodate many people. Siti Kassim says (sarcastically of course) the land size is so small that maybe only 10 people will fit inside the completed structure.
If the size of the land is around 4,000 sq ft the buildable area will be a lot smaller because there must be setbacks. When you build a building there must be at least 20 feet setback in the front. So 20 feet is gone. This is a stand alone structure so there must also be setbacks (usually 10 feet) around the sides and at the back. If it is a corner lot and there is another road at the side the setback must be 20 feet again from that side. So although the land size is about 4,000 sq ft the actual buildable area could be closer to 3,000 sq ft or less.
Then there must be a lobby or entrance area. This is a public building so there must be toilets and also a washing area for the visitors. Pillars, walls all of which take up space. Say another 1,000 sq ft. So the actual usable area left could be below 2,000 sq ft.
So how many visitors can they actually accommodate inside there? So at the end of the day, people might end up spilling over into the roadside again. It will not ease congestion. In may add to the congestion.
They have given it a lofty name but it appears that it is actually a rather small structure. All this fuss over a measly 4,000 sq ft?
